Jay Pro is a Sydney lawn mowing business run out of Wentworthville, working across more than 250 suburbs from the Blue Mountains foothills to the coast. We mow residential lawns, strata and townhouse grounds, commercial sites and semi-rural blocks, on regular cycles and as one-off jobs, with no lock-in contract on either.
Sydney is not a single lawn market and we do not treat it as one. A courtyard in Newtown reached through the house, a kikuyu block in Blacktown that doubles in a wet fortnight, and a stepped rear yard in Mosman are three different problems with three different answers. What stays constant is the standard of the finish and the fact that the figure we quote is the figure you pay.
What Every Lawn Mowing Visit Includes
Five things happen on every visit, whether it is a regular cycle or a one-off. None of them are optional extras and none of them are charged separately.
Mow at the right height for your grass
Cutting height is set for the grass type and the season, not left at whatever the last job needed. Buffalo wants to be left longer than couch. Taking too much off in one pass scalps the lawn and opens it up to weeds, so on a long lawn we take it down over two passes rather than one.
Edge every hard boundary
Along the driveway, paths, the garden borders and the fence line. Edging is what separates a mowed lawn from a finished one, and it is the difference most people notice from the street without being able to name it.
Trim around every obstacle
Trees, clothes lines, posts, air-conditioning units, letterboxes, retaining walls. Anything a mower deck cannot reach gets done by hand with a line trimmer so there are no tufts left standing.
Blow down all hard surfaces
Driveway, paths, entertaining areas, the footpath. Clippings left on concrete stain it and wash into stormwater. The site is left cleaner than we found it.
Deal with the clippings properly
On a routine cut we mulch back into the lawn where the length allows, which returns nitrogen to the turf. Otherwise clippings go in your green bin, or we take them away if the volume is beyond what a bin holds.
Regular Cycle or One-Off Cut?
A regular cycle means the lawn never gets away. Each visit is one pass rather than two, there is less clipping volume to deal with, and the result is a lawn that stays consistently thick rather than swinging between overgrown and scalped. Per visit it works out better than the equivalent one-off, and the lawn itself is healthier for it — frequent cutting at the right height encourages lateral growth and crowds out weeds.
One-off cuts are a real part of what we do and we book them without fuss. Common reasons: a rental inspection next week, a house going on the market, an end-of-lease tidy-up, a party in the backyard on Saturday, or a property that has been left while the owner was away. There is no contract and no obligation to book again.

Sydney Grass Types and How They Change the Job
Cutting height, frequency and technique all depend on what is actually growing in your lawn. Four types cover the overwhelming majority of Sydney properties.
Kikuyu
The workhorse of Western Sydney lawns. Fast, aggressive and hard-wearing, which is why it survives kids and dogs, and also why it runs away from you over a wet fortnight in January. Kikuyu wants frequent cutting through the growing season more than any other common Sydney grass.
Buffalo
Common across the North Shore, Northern Beaches and shaded blocks generally. Buffalo tolerates shade far better than kikuyu or couch, but it must be left longer — cutting it short weakens the runners and lets weeds in. If your lawn is buffalo, a shorter cut is not a better cut.
Couch
Fine-leafed and dense when it is healthy, and the grass most likely to look genuinely immaculate after a cut. It needs full sun and it thatches readily, so couch lawns benefit from dethatching more than most.
Fescue and cool-season mixes
Less common in Sydney but found on cooler, shaded southern blocks. These grow through winter when the warm-season grasses are dormant, which reverses the usual mowing calendar. If your lawn is still growing in July, this is probably why.
When Mowing Alone Is Not the Answer
Sometimes a lawn keeps looking tired no matter how well it is cut, and the mower is not the problem. A spongy surface that feels like walking on carpet underlay usually means thatch has built up between the green growth and the soil, blocking water and fertiliser from reaching the roots. Dethatching fixes that, and it makes a bigger difference to a struggling lawn than any change to the mowing routine will.
Hard, compacted soil is the other common culprit, particularly on clay-heavy Western Sydney blocks and anywhere with heavy foot traffic. Water pools and runs off instead of soaking in. Aeration opens the soil up so roots can get air and moisture again.
For paddocks, vacant blocks and acreage where growth has got well beyond lawn height, grass slashing is the right service rather than mowing. And where a job leaves more green waste than a bin can take, we can remove it — see green waste and rubbish removal.
Mowing Hours and Being a Reasonable Neighbour
New South Wales sets legal hours for running powered garden equipment, and they are tighter on weekends than on weekdays. We schedule every job inside those hours without exception, which matters particularly for strata properties and dense inner-city streets where an early start generates complaints regardless of the law.

How often should a Sydney lawn be mowed?
Through the warm months, roughly October to March, most Sydney warm-season lawns want a cut every one to two weeks. Kikuyu at the shorter end of that, buffalo and couch a little longer. Growth slows sharply through winter and many lawns need nothing for three or four weeks at a time. Rather than lock you into a fixed interval year-round, we set a cycle that reflects how your lawn actually grows and adjust it with the seasons.
Do you do one-off cuts, or only regular contracts?
Both, and there is no lock-in contract either way. Plenty of our work is one-off — a lawn before an inspection, a tidy-up before a party, an end-of-lease clean-up, or a property being prepared for sale. A regular cycle works out better per visit because the lawn never gets away, but if a single cut is what you need, that is what we will book.
Can you mow a lawn that has been badly neglected?
Yes, and it is a regular part of what we do. Long grass is handled over two passes rather than one — a high cut first to take the bulk off without scalping the lawn or stalling the machine, then a lower pass to bring it to a proper height. Expect a lot more clipping volume than a routine cut, which we will discuss when quoting so it is in the figure rather than a surprise.
Do I need to be home when you mow?
No. Most of our regular customers are not. All we need is access to the lawn — an unlocked side gate, a gate code, or a key arrangement if that suits you — and any dogs secured. We will let you know when the visit is done.
What does the service include, and what costs extra?
Every visit includes the mow, edging along paths, driveways and garden borders, trimming around trees, posts and fence lines, and a blow-down of all hard surfaces. Those are not optional extras. There is no call-out fee and no travel surcharge for suburbs we service. If you want the clippings removed off site rather than left in the green bin, or want hedge trimming or a garden tidy done on the same visit, we quote that in up front.

Do you have machinery for large blocks and acreage?
Yes. We run commercial-grade equipment including ride-on machinery for larger blocks, semi-rural properties and open sites where a push mower would be impractical. For very heavy or long-neglected growth on acreage, grass slashing is the right service rather than mowing — it is built for that and gets a far better result.
Do you hire out mowers or equipment?
No. We are a service business, not an equipment hire business. We bring our own machinery, fuel and labour and do the job for you. For most people that works out better than hiring a mower for the day once the pick-up, return and their own time are counted.
Are you licensed and insured?
Yes, fully licensed and insured for every job we do, residential and commercial. It matters more than it sounds: mowers throw stones and line trimmers can mark render and paintwork. If any operator cannot give you a straight answer about public liability cover, that is worth more attention than a small difference in price.
