Buffalo is the Northern Beaches grass. It handles the salt air, it handles the shade thrown by mature angophoras and bangalays, and it holds together on sand. The single most common mistake we see on beaches lawns is buffalo being cut too short, usually by a well-meaning owner or a previous contractor working to a habit rather than to the grass. Short-cut buffalo weakens at the runner, opens up, and lets weeds in. It should be left noticeably longer than couch.

Slope is the other constant. Very little of the peninsula is level. Blocks step down towards the water or up towards the ridge, and a great many properties have a terraced rear yard, a batter beside the driveway, or an embankment that has to be trimmed on foot. This is the main reason a Northern Beaches lawn takes longer than a flat lawn of the same area.

Bush edges bring their own considerations. A large number of properties back onto reserve or bushland, which means leaf litter, seed drop and the constant encroachment of native ground cover into the turf edge. It also means we are careful about where clippings and debris end up: nothing gets blown into a reserve or a stormwater drain that runs to a creek.

Sandy coastal soil drains quickly and holds nutrient poorly, so lawns here dry out fast through February and recover fast after rain. Compaction is less of a problem than on clay, which means aeration is needed less often, but consistent cutting height matters more because sandy-soil turf recovers slowly from a scalping.

Access varies enormously across the peninsula. Older Manly and Fairlight blocks can be as tight as any inner-city terrace; the newer estates around Belrose and Terrey Hills often have wide gates and level ground where ride-on equipment is practical. We ask about the side gate before quoting because it genuinely changes the job.
