Two things shape lawns out here. The first is salt. Properties within a few streets of the water get constant salt-laden wind, and it is hard on turf, on blades and on anything with a cutting edge. Buffalo handles it best, which is why Sir Walter and Palmetto dominate the coastal strip. Couch struggles closer to the water and tends to thin out from the seaward side of the lawn inward.

The second is topography. The Eastern Suburbs are not flat. Blocks running down towards the water are frequently terraced, with retaining walls, stepped lawns and embankment sections that cannot be mowed conventionally at all. A meaningful share of the work on a Vaucluse or Dover Heights property is done on foot with a line trimmer, which is slower per square metre than anything on level ground.

Lawn areas are generally modest and access is often constrained. Semi-detached housing, narrow side passages, and in the older parts of Paddington and Woollahra terraces with no side access whatsoever. Where a rear courtyard can only be reached through the house, we work accordingly and plan the job around it.

Strata is a bigger share of the work here than in most parts of Sydney. Unit blocks, duplexes and small complexes with shared front lawns and common driveways are quoted per site rather than per unit, after we have looked at the extent of the common area and settled how access and gate codes will work.

Sandy soil is the last factor. Much of the Eastern Suburbs sits on sand, which drains fast and holds nutrient poorly. Lawns here fade between feeds sooner than clay-based lawns further west, and they need less aeration because they compact less. What they do need is consistent mowing height, because a scalped lawn on sandy ground recovers slowly.
